High-value homes. A more considered insurance approach.

Custom construction, exceptional finishes and complex properties deserve more than a standard-market checkbox. We specialize in finding suitable insurance options for homes that do not fit the usual mold.

For the home a standard quote cannot fully describe.

Insurance Steel Brokers specializes in high-value home insurance and hard-to-place residential properties across California, with a local focus on San Diego County and North County. We review specialty markets for custom homes, larger estates, distinctive architecture and properties that fall outside a standard insurer’s appetite.

A home’s market price is not its rebuilding cost. Custom stonework, specialty glazing, imported finishes, architectural detailing and the availability of skilled labor can change the cost and time to rebuild. We start with the property and your priorities—not an assumption that one dollar threshold determines the right insurance.

From Rancho Santa Fe and Del Mar to Carlsbad, Encinitas, Poway and inland North County, our Carlsbad team connects high-value property questions with liability, belongings and wildfire exposure. We can also review homes elsewhere in California. Availability depends on the individual property and current underwriting.

Look beyond the dwelling limit.

Rebuilding, structures & living expenses

Discuss replacement-cost methodology, extended or guaranteed replacement options where offered, detached structures, ordinance or law coverage and the time needed to live elsewhere after a covered loss.

Wildfire & brush-zone placement

If location or brush exposure limits the standard market, ask us to review specialty homeowners options rather than assuming FAIR Plan is your only route.

Personal liability & higher limits

Consider premises liability, recreational features and additional liability protection. Review underlying requirements and exclusions instead of relying on the umbrella name alone.

Water damage is not the same as flood

Compare sudden water-loss terms, leakage limitations, backup options and deductibles. Flood is a separate exposure; earthquake also requires a distinct discussion.

A specialty-market review, not a one-size-fits-all promise.

Our access to specialty markets allows us to explore coverage when a high-value home is declined, nonrenewed or not adequately addressed by a standard program. Depending on eligibility, an admitted or surplus lines insurer may be considered. Access does not mean every property receives an offer, and no carrier relationship or coverage enhancement should be assumed without a proposal.

Compare the actual form, limits, endorsements, exclusions and insurer terms. Some offerings can provide broader rebuilding or loss-settlement options; others may carry restrictions, inspections, deductibles or conditions that need careful attention. Surplus lines coverage also has different regulatory and guaranty-fund considerations to review before purchase.

Your valuables and lifestyle need their own questions.

Fine art, jewelry, collections and specialized household equipment may exceed an ordinary contents sublimit. An inventory, recent appraisals and clear ownership details help us discuss scheduled coverage and valuation. Do not assume a high dwelling limit automatically expands every valuables limit.

Tell us about domestic employees, guest houses, rental use, a home business, pools, substantial renovations or an unoccupied property. Each can change the review. A residence held in a trust or other entity also deserves a named-insured and ownership discussion rather than an informal name change.

Protect continuity before a renewal or transition.

Send the current declarations, renewal or nonrenewal notice and relevant inspections early. We can evaluate options with you, including properties whose rebuilding value or hillside location has become difficult for the existing insurer.

Do not cancel an existing policy based on an illustration, estimated premium or verbal discussion. Compare the proposed terms, satisfy requirements and obtain written confirmation of the replacement coverage and effective date first.

Prepare your high-value home review.

  • Property address, ownership and occupancy details
  • Current declarations and any renewal or nonrenewal notice
  • Square footage, construction year, renovations and distinctive finishes
  • Rebuilding estimates, inspection reports, roof and major-system updates
  • Detached structures, valuables, liability concerns and claims history
  • Wildfire exposure, defensible-space work and relevant mitigation documentation

Questions worth asking.

What makes a home high-value for insurance?
There is no single threshold that fits every insurer. Rebuilding cost, custom materials, property features and coverage needs matter. We evaluate the specific home rather than treating sale price as the insurance limit.
Can you help when a standard insurer will not cover my home?
Yes, this is a focus of our brokerage. We can review available specialty markets for high-value and hard-to-place California homes. Acceptance and coverage are subject to underwriting; a quote or policy is not guaranteed.
Can a high-value home in a brush area qualify for one homeowners policy?
Potentially. We can assess specialty homeowners options that may combine eligible property and liability coverages. Brush exposure, construction, access, mitigation and insurer capacity all affect whether a single-policy option is available.
Do you only serve Rancho Santa Fe and coastal homes?
No. We work from Carlsbad with homeowners throughout San Diego County, North County and California, including inland, hillside and other hard-to-place residences.
